The 12-point checklist

1. Primary + secondary categories

Pick the most specific primary category Google offers. "HVAC Contractor" beats "Contractor." Then add up to 9 secondary categories (e.g., "Air conditioning repair service," "Heating contractor," "Furnace repair service"). Each category unlocks new search queries.

2. Service area setup

If you serve customers (don't have a storefront), set your service area to cover all the ZIP codes you actually work in. Don't hide your address — Google ranks Service Area Businesses (SAB) in their service zones if configured correctly.

3. Photos — target 40+, then keep adding

Listings with 40+ photos get 2.7× more direction requests than listings with under 10. Upload: exterior shots, before/after work, team photos, branded service vehicles, equipment, certifications, work in progress. Add 2-3 new photos every week.

4. Weekly Posts

Use the "Updates" feature to post weekly: a recent project, a seasonal tip, a special offer. Posts expire after 7 days, so consistency matters. Google rewards active profiles in rankings.

5. Q&A — seed your own

Anyone can post a question on your GBP — and anyone can answer. If you don't seed and answer your own FAQs, randoms (or competitors) will. Add 10 common questions and answer them yourself with the business owner account. "How quickly can you respond to a no-heat call?" "Do you offer financing?" "What brands do you service?"

6. Review request workflow

Get the GBP short URL for reviews (it ends in /review) and send it via text to every customer within 24 hours of job completion. Templates that work: "Hi [Name], thanks for choosing us today. Would you mind taking 30 seconds to share your experience? [link]"

Target: 1-2 new reviews per week. After 90 days, you'll have 25-50 fresh 5-star reviews — that's enough to dominate any local search.

7. Services list with descriptions

Use the Services section to add every service with a 200-300 character description. Include pricing when possible ("From $89"). Google uses this text to match search queries — it's free SEO.

8. Products (for HVAC + plumbing especially)

If you sell brands (Lennox, Carrier, Bryant, Trane), list them as Products. People search for brand names directly.

9. Hours — including holidays

Set special hours for major holidays (July 4, Thanksgiving, Christmas, New Year). Update them 2 weeks before. Listings with current holiday hours get a small ranking boost during those periods.

10. Attributes — claim what applies

Veteran-owned, women-owned, family-owned, LGBTQ-friendly, online estimates, on-site services, emergency service available, accessible entrance. Each attribute matches a search filter and increases visibility.

11. Booking + messaging links

Add your Calendly or booking URL. Enable messaging so people can chat directly. Listings with messaging enabled get 13% more direction requests.

12. Owner responses to every review (good and bad)

Reply to every review within 48 hours. Thank good ones, address bad ones professionally. Google sees engagement as a ranking signal, and prospects read your responses before deciding.
